Expansion Opportunities
Following are just some of the ways that the Dixie Roadhouse building
and the business could be enhanced and expanded.
Rooftop Bar Expansion (10,000 Sq. Ft.):
The existing rooftop is an untapped gem, with its infrastructure already in place (including bathrooms and a covered island bar). It hasn’t been open to the public for about 20 years. Renovating this vacant space and expanding operations to this area would create a very large, open-air venue that would significantly increase guest capacity while also offering a unique place for public events and private parties. With stunning views and a relaxed atmosphere combined with some of the best weather in the entire United States, this space could be marketed as a high-end destination for locals and tourists alike. You would definitely be unique in the marketplace with this feature. See the "Rooftop" tab.

Outdoor Patio with an Island Bar (3,500 Sq. Ft.):
Adding a spacious, covered outdoor patio with an island bar, a small stage, and room for a food truck would create a more versatile experience for customers. An outdoor patio would be ideal for happy hours, closed nights, and other times that the main club is not open. This would have the added benefit of making the main room non-smoking – our #1 customer complaint by far. We haven’t done that because we have no place outside for smokers to go. Dixie Roadhouse is the only venue on the street without a patio and all of the others do very well.

​Live Music Nights:
We used to have a lot of live concerts but had to stop them during the pandemic and never started them back again. With the club’s main stage already in place, adding a live music component is relatively easy. From local bands to traveling national artists, there’s a wide variety of music genres that could be integrated, increasing weekly traffic and creating a reputation as a go-to venue for live shows.

Street Festivals and Concerts:
You are allowed by the City and State alcohol licensing to block off the surrounding streets and parking lots for concerts and festivals after obtaining a permit. You then get all of the ticket, alcohol, food, vendor, merchandise, and sponsor revenue from the event. The street beside us (11th Place) has been rated by the Fire Marshall to hold 4,000 people, 47th Terrace in front of us holds 7,000 people, and the parking lot behind us holds 5,000 per quadrant (4 quadrants). See the photo gallery and you'll see that we used to produce a lot of concerts on the side street, a monthly party in the front street, plus we had an annual Reggae Fest that attracted over 4,000 people and grossed us $75,000.00 in just one day (twice). If your concept can include outdoor concerts and events, this is your spot to do that.

​Adding Specialty Nights:
Hosting niche nights such as a weekly Latin Night, Retro Night, or an EDM Night can attract new and loyal customers from different communities. These events can include themed décor, music, food, and drink specials tailored to the culture and interests of these groups, helping build inclusivity and community support. Dixie Roadhouse could easily support one or two specialty nights per week.

Event Hosting and Private Parties:
Dixie Roadhouse could promote itself better as a venue for corporate events, private parties, and wedding receptions. Offering packages for such events can generate significant additional revenue and introduce the nightclub to new groups of potential regulars.

VIP Membership Program:
Implementing a VIP membership program offering exclusive access to events, discounts, or priority entry could help build a loyal customer base. Members could also receive a certain number of “guest passes” for bringing friends, which helps expand the reach. We haven’t done that.

Branded Merchandise:
We have a “Mercantile” store in the club offering branded merchandise such as t-shirts, hats, and other items that customers can purchase. This is another area that we haven’t really focused on since the pandemic. This could create an additional stream of income while also helping to market the brand.

Change the Concept:
Of course, the biggest cash-flow generator could be to change the concept or upgrade the existing Dixie Roadhouse concept. Perhaps you have an established successful concept in another city already. The beauty of this property is that you could renovate the rooftop and build the patio while continuing the Dixie Roadhouse concept (and cash-flow) and then change or upgrade the concept in the main room. There’s no reason that wouldn’t give you 15-20 years more life in this rapidly growing marketplace that is expected to double in size in the next 25 years.

Expand the Concept:
Once you own the Dixie Roadhouse brand, concept, logo, website, social media pages, etc. there is no reason you couldn't expand the concept to other cities regionally. The Southwest Florida market alone could support at least two more locations in an area where people are already familiar with the brand - in the Naples area and the Northport area. And all over Florida, country/western themed nightclubs have always done very well. You could even franchise the Dixie Roadhouse concept nationally.

In other words, if you are only thinking about the purchase of this Dixie Roadhouse business in Cape Coral Florida... we don't think you are thinking big enough.
